Equipment and lease fair market value analysis

Equipment and space arrangements require a clear description of the assets and the rights being provided. We evaluate the defined property, usage, and lease terms within the agreed scope.

Equipment and other tangible assets

An equipment analysis begins with the inventory: what is included, who owns it, its age and condition, and the relevant acquisition information. Current replacement and used-market evidence can help support item-level or category-level values.

Equipment leases and shared resources

A lease or shared-resource arrangement also requires attention to the term, usage, availability, and responsibilities retained by each party. Where equipment is bundled with staff or other services, we identify those elements separately.

Medical office rent and session use

Medical office and pharmacy-space analyses consider the premises, local rental evidence, lease structure, and use rights. Session and timeshare arrangements also require a defined allocation of space and scheduled access.

Confirm the appraisal scope

Lease FMV and an appraisal of real estate ownership are distinct assignments. We confirm the property interest and deliverable needed, including any separate appraisal work to be coordinated with the engagement.
